Help me find the name of this film

I’m trying to find a film i watched a few years ago

Basically the premise is this young man is picked up to value an estate of an old man, while going through the estate he finds a body in another property there, the estate features a barn where there are train engine/recreations

TLDR the guy ends up finding a young girl who i believe was mutilated, he runs into the forest and finds a man of middle eastern/asiatic heritage who is a convict who has escaped, they’re being chased by what he describes as DJinn

The film loops back to the house on fire where it turns out that this is some sort of Limbo sort of thing, and the people located there are ones who have done misdeeds, he has to go through the fire or something to repent
